    Orlando Motorsports Park
    • Researched market, customer trends, suppliers and competitors and developed fully integrated, dynamic operating and financial model for a $100+ million greenfield commercial real estate development bringing a motorsports amusement park to Orlando.
    • Developed sales and marketing presentation to build partnerships and raise capital presenting to equity and debt investors, including banks, negotiating a $35 million first-phase debt financing offer from a REIT, obtaining better than expected terms.
    • Partnered with a proven track operator to build a dynamic investment and cash flow forecast to model cash generation under different revenue and investment scenarios. Negotiated operating and management agreements to align incentives amongst various members of the development and operating teams.
    • Hired and worked with world-class track designer Tilke, construction firms HJH Construction, and land planning engineers Kimley-Horn, to develop detailed site and engineering plans.
    • Worked with the chairman and outside legal, engineering and real estate vendors to find appropriate land and perform detailed due diligence on the feasibility of building a motorsports park on various properties and negotiated the purchase and sale agreement with a landowner.
